Water Sealing

Foundation Water Sealing Across the Western Slope

Our water sealing service applies high-performance coatings and sealants to foundation walls, basement floors, and concrete surfaces to stop moisture before it enters your home — an effective, preventive layer against seepage, humidity, and freeze-thaw damage.

What water sealing protects against

Water sealing is the first line of defense for foundations that are otherwise sound but vulnerable to moisture. By blocking the pathways water uses to enter, sealing extends the life of concrete and reduces the conditions that lead to mold, efflorescence, and musty odors.

  • Minor wall and floor seepage
  • Damp spots and efflorescence
  • Hairline cracks that wick water
  • Basement and crawl space humidity
  • Freeze-thaw damage on exposed concrete
  • Dusting and deterioration of block walls

Where we apply water sealing

We seal the interior or exterior surfaces that are exposed to moisture, depending on the source of the problem. Exterior sealing is paired with drainage corrections; interior sealing is often used alongside waterproofing and dehumidification systems.

  • Exterior foundation walls below grade
  • Interior basement and crawl space walls
  • Concrete floors and slabs
  • Egress window wells and joints
  • Crack repairs before coating

Why water sealing matters in Colorado

The Western Slope sees intense spring snowmelt followed by dry summer cycles. Concrete absorbs that moisture, then freezes overnight at elevation. Water sealing reduces absorption, limits freeze-thaw damage, and keeps interior spaces drier through the seasons.

Cracks, settling, or water in the basement? Don't wait.

Frequently Asked Questions

Is water sealing the same as waterproofing?
Water sealing is a surface-barrier treatment that blocks moisture at the wall or slab face. Waterproofing is a broader system that may include drainage, pumps, and vapor management. Sealing is often part of a waterproofing plan, but it can also stand alone for minor moisture issues.
How long does water sealing last?
When applied to a clean, stable surface and paired with good drainage, a professional sealant can last 10 years or more. We inspect the substrate first and recommend resealing or drainage work if the surface is actively moving.
Can sealing fix a leaking crack?
Active cracks should be injected first so the sealant does not bridge a moving joint. We often combine crack injection with a sealing coat for a lasting repair.
